Do I Really Need a Home Inspection on a New Construction Home?

I inspect newly built homes regularly, and I can tell you from experience that brand new does not mean problem-free. Just because the home is new does not mean it was built perfectly or that every part of it was finished correctly.

Why Do I Need a Home Inspection on a New Build?

Here is the reality: new homes are built by people, and people make mistakes. Builders work under pressure to finish on time. Subcontractors come and go. Not every detail gets the attention it deserves, and not every system gets tested the way it should. Even homes that pass township code inspections can still have issues.

A municipal inspector is checking for minimum building code compliance. That is not the same as a full independent home inspection. A full inspection looks at the whole house — structure, roof, electrical, plumbing, HVAC, insulation, drainage — and how it all works together.

Common Problems Found in New Construction Homes

Here are just a few of the issues I often see during inspections on new homes:

  • Roof flashing installed wrong or missing altogether
  • Reversed hot and cold-water lines at sinks and tubs
  • GFCI outlets that do not trip or are wired incorrectly
  • Missing or poorly installed attic insulation
  • HVAC systems not properly connected, leaking, or not working
  • Poor grading and drainage around the foundation
  • Loose toilets or missing hardware
  • Incomplete or sloppy trim work and caulking
  • Ductwork in attics that is disconnected or unsealed
  • Window leaks and door frames out of square

These are not rare. They come up often, even in homes that appear move-in ready.

When Should a Home Inspection Be Done on New Construction?

There are a few smart times to get the inspection done:

  1. Before the final walkthrough: You can have the inspection report in hand to go over with the builder.
  2. Before closing: The final chance to request repairs before ownership transfers.
  3. 11-month warranty inspection: If the builder offers a 1-year warranty, have the home re-inspected in the 11th month.

Even when a house looks perfect, it helps to know what is behind the walls, in the attic, or under the flooring. A home inspection on a newly built home offers peace of mind and gives you documentation if any issues show up later under warranty.
